Your fiduciary advocate on the build
Introduce standardized, institutional process into your custom home build. ERES Management represents the owner — never the contractor — from feasibility through post-construction walkthrough.

Three ways to bring us in
Engage ERES for the whole project, step in once your contractor is under contract, or use us to run the bid.
End-To-End Management
The full engagement — feasibility, design oversight, bidding, construction administration, and closeout. One advocate across all five phases.

Everything before groundbreaking — feasibility, design oversight, and a transparent multiple-GC bid, concluding at a signed contract and a negotiated price.

For projects already permitted with a GC under contract. We take over administration, quality verification, and payment control through the warranty period.

Five phases, one advocate
A custom home fails in the gaps — between the estimate and the bid, between the drawings and the field, between the invoice and the work actually in place. ERES covers the gaps.
Site due diligence, first real budget, delivery strategy, team assembly.
Constructability review, milestone estimating, permitting and entitlements.
Multiple-GC bid process on a transparent, data-based cost format.
Weekly site meetings, quality verification, change orders, pay applications.
Punch list, certificate of occupancy, warranties, 11-month post-construction walkthrough.
End-To-End Management covers all five phases. Construction Management engagements begin at phase 04. We aren't constrained by our process — we will step in wherever needed to get wins for your project.
Why independent
The contractor has a representative. So should you.
Every other party on your project is paid to protect their own scope. ERES has no financial relationship with the general contractor, no markup on the trades, and nothing to gain from a change order. The only interest we represent is yours.
Quality is verified before money moves
Payment applications are reviewed against work actually in place, and veteran tradesmen inspect the milestones that get buried — foundation, framing, waterproofing, rough-ins, insulation. Mistakes get repaired before the GC is paid, not after drywall.
